Our Mission
We are creating a sustainable, Net Zero, diverse, multi-generational, and affordable community of 24-48 home units in the Colorado Front Range as an alternative to the traditional suburban subdivision or apartment complex.


Community Connection
Are you tired of running around, driving your kids to play dates after school and a full day at work only to come home, fix a quick dinner, get the kids to bed, clean up and be too tired to enjoy time with your partner? Maybe you’re a single parent whose family lives in another state and you could use some extra eyes and hands helping with your kiddos? Perhaps your children have grown and moved away and you’re looking to downsize and live in a dynamic community of all ages. Gratitude Village could be just the place you’re looking for!
The community will be intentionally designed to make connecting with others easier while providing plenty of opportunity for each individual to enjoy privacy to the degree they desire. Depending on where the property is located, we also desire to have connection with the wider community around us.


Intentional Sustainable Living
Our goal is to be a net zero community generating onsite the power we use in our highly energy efficient homes (Passive House certified) and common spaces (LEED certified). We intend to integrate eco-friendly practices into daily life ensuring that our community respects the environment while providing a nurturing space for members of all ages to flourish. We envision practices such as water conservation, Xeric landscaping, a walkable neighborhood, growing some of our own organic food, using permaculture methods, composting, recycling, reusing and sharing resources. With enough land, we might even have a small regenerative agriculture space to grow crops or herbs & flowers like lavender to use in handmade products, or to raise goats, miniature cows, sheep, chickens, bees, and other animals.


Diversity
We envision a community that embraces both traditional and non-traditional family structures and lifestyles as well as a variety of ethnic backgrounds, ages, abilities, educational levels and incomes. We will build following universal design principles and is seeking funding to subsidize a portion of the homes to support four specific groups: seniors, persons with disabilities, families with young children and first-time home buyers.
We love animals and encourage those with pets to consider becoming members as well as those without pets. We also love children and teenagers and hope to have a plethora of both gracing our community!
Depending on the community needs we may have space for a preschool, home schooling center and even elder care for our aging residents. One property we are considering has an elementary school bordering one edge of the community.


Affordability
In order to attract the diversity we are looking for in our community we endeavor to make our homes as affordable as possible while still embracing beauty, sustainability and functionality. We aim to have 1/3-1/2 of our homes to make them more affordable to a wide range of home owners. Our subsidized homes will specifically target seniors, first-time homebuyers, adults with disabilities and families with young children.
Homes within a Cohousing community are typically costed at market rates or slightly higher (10-15%) as each household owns their own home as well as a prorated portion of the shared amenities including the Common House and its facilities, the gardens and common green, the Maker Space and any other buildings in the community plus any pasture or crop land. For example if there are 48 home units in the community, each household will own their home (and the land it's on if it is a single family home or duplex) plus 1/48th of the common facilities.
We envision the following homes and costs:
Apartment Homes of 600-800 sq ft (2-3 bedrooms) connected to the Common House and/or in a separate 2-3 story building with an estimated cost $250,000-$550,000 depending on size & finishes.
Townhomes (multiplexes) of 900-1100 sq ft (2-4 bedrooms) with an estimated cost of $350,000 to $850,000 again depending on size and finishes. Estimated lot sizes 4,000-6,000 sq ft.
Detached Single Family Homes in the 1300-1500 sq ft range (2-4 bedrooms) some with basement or backyard ADUs with an estimated cost of $500,000-$1075,000 depending on size, options and finishes. Estimated lot sizes 7,000-12,000 sq ft.
