Founding Members are the heart of Gratitude Village. By stepping into this role, you’re making a commitment to co-create something extraordinary: an inclusive, sustainable, multi-generational neighborhood designed for connection, affordability, and belonging. As a Founding Member, you play an active role in shaping our community’s vision and values—from design choices and shared spaces to decision-making processes and financial planning. You’ll also secure priority in unit selection, giving you early access to choose the home that best fits your needs.

This is more than a real estate investment—it’s a chance to invest in a way of life rooted in purpose and mutual care. Your participation and financial commitment help bring Gratitude Village to life, funding essential preconstruction work like architectural plans, permits, engineering, and legal support. Founders are part of every major milestone along the journey to breaking ground and beyond.

🏡 Secure Your Future Home
• Commit to purchasing a unit and help shape the community
• Engage in finalizing design, policies, and financial planning
• Gain priority unit selection based on your membership date

💰 Financial Commitment:
• $5,000 Reservation Deposit to secure your unit priority
• $75,000–$210,000 in advance deposits (depending on home size/upgrades) over 18–24 months
• All deposits are credited toward your home purchase

📌 Important Notes:
• Deposits fund essential preconstruction costs (design, permits, legal fees, etc.)
• If the project does not proceed, we will attempt to prorate refunds after covering expenses. In the worst-case scenario, your deposits become tax-deductible donations to our 501(c)(3) nonprofit.
• If the community proceeds and life circumstances change, you may transfer your reservation to another qualified household. In that case, deposits will be refunded after build-out, with 10% interest accrued from the date of your withdrawal.
